All rooms boast full kitchen & laundry facilites living area with TV, seperate bedrooms and bathrooms, individual private balcony's and are non-smoking (smoking is permitted on the balcony). Oaks Embassy has a very strict No Party policy. Any behaviour deemed to be disturbing the peace will result in instant eviction from the property.

Cancellation Policy

If cancelled or modified up to 3 days before date of arrival, no fee will be charged.  If cancelled later or in case of no-show, the first night will be charged.

No deposit will be charged. 

VAT and city/tourist taxes

10 % VAT is included.  Service charge is not applicable.  City/tourist tax is not applicable.

This hotel has no meal services. 

Children and Extra Bed Policy

All children are welcome.  All children under 12 years stay free of charge when using existing bedding.  All children under 2 years are charged AUD 20.00 per night and person for cots.  All older children or adults are charged AUD 30.00 per night and person for extra beds.  There is no capacity for extra beds in the room.  Maximum capacity of babycots in a room is 1.
