The second floor of the west wing has recently under gone a major refurbishment. While retaining all the original eighteenth century character the bedrooms have been skilfully brought up to twenty-first century standard. Decorated in a modern contemporary style, all the rooms have a bath or genorous sized shower or both. All the rooms over look our private courtyard at the rear of the hotel ensuring a quiet night. The beds have pocket sprung mattresses for maximum comfort. So wake up in the morning refreshed with a beautiful view over the roof tops of the village to the distant hills of Annandale, as the church clock gently becons you to a hearty Scottish breakfast.

We have an intimate formal restaurant as well as serving meals in the bar. We pride ourselves on using the finest local produce such as the best quality beef from the Buccleuch Estates guaranteed to be hung for 21 days to give you a real taste that is hard to beat anywhere. A lot of effort has been put into finding local Scottish suppliers of the right quality so that you can enjoy the only the best.

Cancellation Policy

If cancelled up to 2 days before date of arrival, no fee will be charged.  If cancelled later, the first night will be charged.  In case of no-show, the total price of the reservation will be charged. 

Deposit Policy

No deposit will be charged. 

VAT and city/tourist taxes

VAT is included.  Service charge is included.  City/tourist tax is not applicable. 

Meal Plan

Breakfast is included in the room rate. 

Children and Extra Bed Policy

All children are welcome.  All children under 1 year stay free of charge when using existing bedding.  All children under 2 years are charged GBP 10.00 per night and person for cots.  All older children or adults are charged GBP 20.00 per night and person for extra beds.  Maximum capacity of extra beds/babycots in a room is 1.
