The farmhouse contains 5 fully independent apartments that vary in size, lay-out, sleeping capacity, and kitchen facilities. In a separate building nearby, there’s also a cozy one-room apartment that’s perfect for a single couple. Thanks to the natural insulation of the massive stone walls (half a metre thick), all of the apartments remain cool during the hot summer months and toasty warm during the winter. Each is fully furnished and equipped with everything you’ll need to enjoy a peaceful and relaxing vacation in the country. Food and other supplies can be purchased in the towns and villages nearby. The Tulips is Sant’Illuminato’s largest apartment (91 square-metres) – the perfect solution for a full-family vacation. Located on the ground-floor of the Farmhouse with a peaceful view of the pine-ringed hillside lake, the apartment has been specifically designed to facilitate the movements of guests using wheelchairs. (details provided on request). The apartment includes a large living room with fireplace, and two bedrooms that can comfortably sleep 4 people. Each contains two single beds that can be transformed into a double. The Olive Tree is a 3-room apartment (62 square-metres), located on the first floor of the farmhouse, overlooking the green Valley of the Tiber. The large living/dining room (with fireplace) includes a cozy, fully-equipped kitchen corner, and the two bedrooms can comfortably sleep 4 people (each contains two single beds that can be transformed into a double). The Sunflowers is a 3-room apartment (74 square-metres) on the ground floor, overlooking the green valley of the Tiber. It includes a large living room with a fireplace, and two bedrooms that can comfortably sleep 4 people. Each contains two single beds that can be transformed into a double. The Roses is a 3-room apartment (70 square-metres) accessed from the first floor of the farmhouse. It overlooks the farm’s hill-side lake and the pine woods that shade its banks. There are two bedrooms that can comfortably sleep 4 people: one has a lovely hand-painted four-poster double bed, the other has twin beds. Above these rooms is a mansard (formerly the farmhouse granary) with a fireplace and a fully equipped kitchen area. The Grapes is a 2-room apartment located on the first floor of the farmhouse. It offers a splendid view of the Tiber Valley and the Apennine slopes running between Umbria and the Marche. The apartment consists of a bedroom with double bed and a living/dining area and fireplace. Each apartment features a bathroom with shower and a fully equipped kitchen with pots, pans, dishes, glasses etc. In all apartments: extra beds can be added for children, and the comfortable couch in the living room can be transformed into an extra double bed.

The pool is open (May through September) to all registered guests.

Food & Beverages

Cook-outs and barbecues: outdoor cooking is one of the best ways to enjoy the specialties of the Umbrian table: savoury game, garden-fresh vegetables from a local market, fresh bread, and delicious wine. The ancient bread oven near the farmhouse can also be used to prepare your own tasty homemade pizzas. Culinary Events: special evenings organized (sometimes at the request of guests) to celebrate various events, from the wheat harvest to the Night of the Falling Stars. They’re occasions for guests to meet one another and enjoy the excellent local wines and traditional Umbrian dishes prepared by local cooks (grilled pork, porcini mushrooms, fragrant truffles, homemade fettucini with a piquant pork ragout and a variety of other delicacies). Cooks: for private occasions, local cooks can be hired to create special meals in guests’ apartments (minimum: 8 people). Restaurants: special discounts are available for guests in various restaurants near the farm.

Wireless internet is available in the entire hotel and is free of charge.

Cancellation Policy

If cancelled up to 7 days before date of arrival, no fee will be charged.  If cancelled later, 30 percent of all nights will be charged.  In case of no-show, the total price of the reservation will be charged. 

Deposit Policy

No deposit will be charged. 

VAT and city/tourist taxes

10 % VAT is included.  Service charge is not applicable.  City/tourist tax is not applicable. 

Meal Plan

Breakfast costs EUR 5.00 per person. 

Children and Extra Bed Policy

All children are welcome.  All children under 3 years stay free of charge when using existing bedding.  All children under 2 years stay free of charge for cots.  All older children or adults are charged EUR 20.00 per night and person for extra beds.  One child from 3 to 6 years is charged 70 % of the room stay per night and person in an extra bed.  Maximum capacity of extra beds/babycots in a room is 1.
